Presentation is incredibly important when selling a property. The goal of Home Staging is to make your home look like it’s from a magazine. It adds that extra wow factor when a buyer first lays eyes on the listing. First impressions are strong in this modern market and buyers need to see a warm and inviting home from the photos before even stepping foot in the house. We will discuss how to showcase the best features of the house and make your home look approachable to buyers.
Sometimes, a home needs a little TLC beyond just staging. The first step is always to CLEAN and ORGANIZE as much as possible. Then once that is complete we look into any other issues that need addressing before listing. This includes completing minor updates or addressing any deferred maintenance. Minor updates such as flooring and paint can go a long way. Even seemingly minor things like dusting can make a huge difference on value to a buyer. When those small details are missed, buyers tend to wonder “what else did these sellers ignore?” and it lowers the value of the property in the eyes of a buyer.
Inexpensive updates, staging, and professional photography make a HUGE difference! Can you sell your house as-is? Of course! But you'll have to price it accordingly. For some clients, $5k of updates have garnered $20,000-$30,000 of value!
Will your house sell in this market without staging and photography, yes. Will it sell for a heck of a lot more if it’s property presented? 100% yes! Take a look at these photos below, would you pay more for the homes in the ‘after’ photos?
I will offer advice for updates and repairs as well as staging and professional photography to every client. Because it matters tremendously, and yes, even in a seller's market.
